The Maryland Home Improvement Commission (MHIC) has specific requirements for the form and content of every home improvement contract provided by the MHIC licensed contractor. Be sure you are familiar with those requirements before signing any home improvement contract. Home Improvement contractors must be licensed by the Maryland Home Improvement Commission (MHIC). Privacy Wall Construction
Privacy walls used for fencing are usually constructed of brick, block, stone or concrete. When planning the construction or installation of a privacy wall, it is very important to consider existing drainage patterns on the lot. The drainage patterns cannot be altered. This includes rainfall run-off originating on the property that flows through the lot from adjacent properties. Grades on either side of the wall must remain as they were prior to construction.
To construct a privacy wall over four feet high, a Building Permit must be obtained, and site plans showing existing and proposed structure location(s), including well and/or septic (if applicable), must be submitted. Structural plans also must be submitted. Privacy walls have the same set-back requirements as fences according to the zoning and existence of private well and/or septic systems.
If your home is located in a subdivision with a Homeowner’s Association (HOA), a separate approval from the HOA may be necessary. Unless erected by the homeowner, all home improvement projects require that a contractor licensed with the Maryland Home Improvement Commission is used.
