Accessibility Features Tax Credit
The Accessibility Features Tax Credit helps eligible homeowners offset the cost of installing accessibility improvements that allow individuals to safely age in place or improve access for persons with disabilities.
The credit is applied to the County portion of your Prince George's County real property tax bill.
Credit Amount
Eligible homeowners may receive the lesser of:
- 50% of eligible installation costs, or
- $2,500
Credit Carryover
If the credit exceeds your County property tax liability for the year, the unused balance may be carried forward to the next tax year.
Eligibility Requirements
To qualify for the Accessibility Features Tax Credit, all of the following requirements must be met:
- The property must be an existing owner-occupied principal residence.
- The accessibility improvements must have been completed within the 12 months immediately preceding the application.
- A building permit must be obtained before installation.
- A copy of the signed, final inspected permit and paid receipts must be submitted with the application.
- The application must be received by the Office of Finance, Treasury Division, no later than April 1 before the first tax year for which the credit is requested.
- This credit may not be combined with certain other property tax credits under the Maryland Tax-Property Article during the same tax year.
Eligible Accessibility Improvements
Qualifying improvements include:
- A no-step front entrance with a threshold no higher than ½ inch, or, when a front entrance is not feasible, a no-step entrance providing access to the home's main living area.
- An installed accessibility ramp creating a no-step entrance.
- Interior doorways providing a minimum 32-inch clear opening.
- Exterior doorways providing a minimum 36-inch clear opening when accompanied by qualifying exterior lighting.
- Reinforced bathroom walls with properly installed grab bars meeting Americans with Disabilities Act (ADA) accessibility standards.
- Bathroom or kitchen maneuvering space of at least 30 inches by 48 inches to accommodate mobility aids.
- Interior or exterior elevators, lifts, or stair glide units.
- Accessibility-enhanced bathrooms, including walk-in or roll-in showers or tubs.
- Structurally integrated alarms, appliances, and controls designed to assist individuals with sensory disabilities.
