Enterprise Zone
The Enterprise Zone Property Tax Credit encourages business investment, expansion, and redevelopment within designated Enterprise Zones in Prince George's County.
The credit helps reduce the County property tax burden on eligible improvements to qualifying commercial, industrial, manufacturing, and mixed-use properties located within an Enterprise Zone.
Credit Amount
The credit applies to the County portion of the real property tax on the increase in assessed value resulting from eligible construction, reconstruction, or expansion.
Note: The credit applies only to the increase in assessed value attributable to eligible improvements. Existing property taxes on the property's original assessed value are not affected.
Eligibility Requirements
To qualify for the Enterprise Zone Property Tax Credit, all of the following requirements must be met:
- The property must be located entirely within a designated Prince George's County Enterprise Zone.
- The property must be used for a qualifying:
- Commercial;
- Industrial;
- Manufacturing; or
- Approved mixed-use retail purpose.
- The project must involve construction, reconstruction, or expansion requiring a valid Prince George's County building permit.
- The improvements must result in an increase in the property's assessed value.
Eligible Properties
The credit applies to qualifying non-residential properties located within an Enterprise Zone.
Eligible properties include:
- Commercial buildings
- Industrial facilities
- Manufacturing facilities
- Approved mixed-use retail developments
Residential properties, including single-family homes and standard apartment developments, are not eligible.
Application Requirements
Applicants must:
- Submit an Enterprise Zone Certification Application through the Prince George's County Economic Development Corporation (PGCEDC) Enterprise Zone Portal Prince George's County Economic Development Corporation (PGCEDC).
- Obtain certification from the County's Enterprise Zone Administrator.
- Complete the certification process no later than December 31 to receive the credit on the following fiscal year's property tax bill issued on July 1.
Proration of the Credit
If only a portion of the building is occupied by a qualifying business or used for an approved purpose, the credit is prorated based on the square footage of the eligible space.
Important Information
- The credit applies only to the County portion of the real property tax.
- The credit applies only to the increase in assessed value resulting from eligible improvements.
- Enterprise Zones include designated commercial and industrial areas throughout Prince George's County, including portions of communities such as Hyattsville, Brentwood, Seat Pleasant, and Capitol Heights.
- Certification must be completed before the required deadline to receive the credit for the upcoming tax year.
