Net Zero Houses Pilot Program
Following the success of the First Net Zero House, the Redevelopment Authority (RDA) launched the Net Zero Houses Pilot Program to expand the vision of sustainable living. This initiative was funded in collaboration with:
• Department of Housing and Community Development (DHCD)
• Town of Fairmount Heights
• Additional community partners
The program aims to:
• Showcase Net Zero Energy (NZE) homes
• Deliver affordable, energy-efficient housing solutions
After a competitive solicitation process, the RDA awarded the project to Housing Initiative Partnership, Inc. (HIPP). In addition to funding, the RDA contributed critical technical expertise to ensure the project's success.
Fairmount Heights Net Zero District
Location: 715–725 60th Place Fairmount Heights, MD 20743
This vibrant new district features six detached, single-family modular homes built to Net Zero Energy standards. Each home is designed for long-term housing security, financial stability, and community success.

- Approx. 1,600 sq. ft. + HIP’s signature front porch
- Kitchen island with granite countertops
- Open floor plans with abundant natural light

Pricing & Income Qualifications
- Contract Price: $440,000
- Buyer Financing: $375,000
- HIP 2nd Deed of Trust: $65,000
- Buyers are encouraged to use the Prince George’s County Pathway to Purchase Program for down payment and closing cost assistance.
Eligibility Requirements:
- Must be a first-time homebuyer
- Earn 80% or less of Area Median Income (AMI)
- Complete HIP’s HUD-approved Homebuyer Education Program
