Wood Balcony Railing Requirements

State of Maryland Legislation SB401 requires the inspection of multifamily balcony railings which are primarily constructed of wood. The inspection shall be performed by a professional qualified individual designated by the owner of the multifamily dwelling. A certification letter must be provided to Prince George’s County, Enforcement Division certifying that the wooden railings meet current code requirements.

• In newer construction the wood balcony railings must be inspected no later than ten (10) years after the balcony is constructed.
• Existing wood balcony railings must be inspected every five (5) years with the initial inspection completed by October 1, 2015.

Upon renewal of all Multifamily Rental Licenses, it will be necessary to provide a copy of the current wood balcony railings certification letter if applicable.
