The The Commercial Construction/Life Safety Section (CCLSS) provides oversight for the third party inspections process required for new commercial construction in the County. In addition, CCLSS provides commercial electrical inspections for commercial projects that are not third-party.

The Third Party Inspection Program (TPIP) provides the framework for third party inspection agents hired by the owner to evaluate the work of the various trades. These professionals then provide certifications to the County attesting to the quality of work as related to the County Code. To obtain a copy of the TPIP Manual or to discuss whether a project qualifies for the program, please contact the Permits and Review Division at (301) 883-5907.

Use and Occupancy Inspections

Every building and tenant in Prince George's County, with the exception of property within the City of Laurel, is required to have a Use and Occupancy Certificate (U&O) issued by the County before the business operation may begin.  The U&O process verifies conformance with the applicable County and State Codes necessary to ensure public safety and welfare.   LID will perform the inspections to assure the building meets zoning, property maintenance, and life safety requirements.  Upon verifying compliance, LID will approve the inspection and the Permits and Review Division will issue the U&O certificate.

Once an inspection request is made utilizing the Automated Inspection Request System or online (refer to our webpage to schedule an inspection by phone or online) an inspector will contact you between 7 a.m. and 9 a.m. and schedule an appointment within the next five working days.

Please ensure you have your complete U&O permit package on site and ensure the following:

  • Site is in compliance with site plan;
  • All equipment is operational and functions properly;
  • All doors, lights, life safety items, fire extinguishers, etc., are in good working condition; and
  • Remove all debris/trash.

Note, in cases where a County Business License is required, businesses must obtain a U&O prior to obtaining a business license.
